Concrete driveways, patios and slabs in Dalton

We pour driveways, patios, slabs and walkways across Dalton and Whitfield County. Two local rules decide most driveway jobs before the price does: a driveway must sit five feet clear of each side of your frontage, and a lot with fifty feet of frontage or less is allowed only one.

What decides a concrete job in Dalton

These are the rules most quotes get wrong. Every one is on the city's own published guidance.

  • A driveway entrance or exit must sit at least five feet from the frontage boundary lines, which are projected from the property lines to the roadway or curb.

    The usable width of a driveway is the frontage minus five feet at each side, not the full frontage. On a narrow lot that difference decides whether a parking pad or a turnaround fits at all.

  • A parcel with less than 200 feet of frontage is allowed no more than two combined entrances and exits. Where frontage is 50 feet or less only one is permitted, and its width may not exceed the frontage.

    A circular drive needs two cuts, so it is not available on a lot of 50 feet of frontage or less. This is the rule that stops a horseshoe driveway on the older narrow lots near downtown.

  • No portion of an entrance or exit drive may enter the right of way at a point less than 25 feet from the intersection of the right of way lines.

    On a corner lot the first 25 feet of both frontages cannot carry a driveway. That often forces the approach to the far end of the lot, which lengthens the pour and changes the price.

What do you need done?

What does a concrete driveway cost in Dalton?

Eight to sixteen dollars a square foot, installed, with the base included in that figure. A patio runs about the same on the low end and up to twenty five dollars if it is stamped. A garage or shop slab sits a little lower, seven to fourteen, because it is a simpler shape with fewer edges.

Taking out an old driveway adds two to six dollars a square foot. That range is wide for a reason nobody can see from the street. A four inch slab poured over gravel comes up in pieces. A six inch slab with wire mesh in it, or one whose posts sit in a deep concrete collar, has to be broken rather than lifted, and the haul weight roughly doubles.

The number that moves a quote most is not the material. It is how much cut and fill the lot needs before anything is formed. On a flat lot near downtown that is close to nothing. On a lot climbing Dug Gap it can be a day of machine work before a single form board goes down.

Ask for the square footage the price is based on. A driveway is priced by area, and area is where two quotes for the same job quietly disagree.

Do I need a permit?

For a flat driveway, usually not. For a slab under a building, yes. Either way the office you call is Whitfield County, not the City of Dalton.

That surprises people, and it is the single most useful thing on this page. The city has no building department of its own. Whitfield County Building Inspection enforces both county ordinances and City of Dalton ordinances, on 706-275-7474.

A contractor who tells you to ring City Hall first has not filed a permit here recently. It is worth noticing, because the same person is about to tell you what your lot will take.

There is one more case. If your driveway meets a state route, and US-41 through Rocky Face and Tunnel Hill is one, the approval is a Georgia Department of Transportation matter rather than a county one. Different form, different queue, longer wait. Find out which applies to your address before materials are ordered.

How close to the property line can a driveway go?

Five feet clear at each side. Not from your property line, from the frontage boundary.

The distinction matters more than it sounds like it should. The ordinance draws your frontage boundaries by projecting your property lines forward to the roadway or the curb, and section 5-6-2 then says no part of an entrance or exit may sit less than five feet inside them.

So the width available for a driveway is your frontage minus ten feet in total, not your frontage. On a hundred foot lot that leaves ninety and nobody notices. On a fifty foot lot it leaves forty, and forty feet is where a turnaround stops fitting.

There is a return allowance in the same section. The flare where the drive meets the road may extend to the boundary line and become tangent to it, provided it does not cross. That is why a properly built approach looks wider at the street than the rule seems to allow.

How many driveways can one lot have?

Two, if your frontage is under two hundred feet. One, if your frontage is fifty feet or less.

That second figure decides more jobs in Dalton than any other line in the ordinance. Section 5-6-3 allows a single combined entrance and exit on a lot of fifty feet of frontage or less, and its width may not exceed the frontage itself.

A circular drive needs two cuts. On a fifty foot lot it is not available at any price, and no amount of design work changes that. The mill village streets north west of downtown were platted around 1900 with narrow frontages, so this is the answer a lot of Crown Mill owners get.

Above two hundred feet of frontage you can ask for more than two, but you have to show actual requirements of convenience and necessity. That is a real application, not a formality.

Does the city require a paved driveway?

No. For a house, gravel is legal.

The rule people are thinking of is section 5-3-3, and it says off street parking areas serving commercial uses must be graded to drain and surfaced with concrete, asphaltic material or porous pavers. It says nothing about single family homes.

We would rather tell you that than sell you a slab you were told you had to buy. There are good reasons to pour a driveway. Gravel migrates, it washes on a grade, and it needs topping up every few years. But a legal requirement is not one of the reasons, and anyone saying otherwise is quoting an ordinance that does not exist.

Why does concrete flake here?

Freeze and thaw, and water that was already in the slab.

North Georgia runs somewhere between sixty and eighty freeze thaw cycles a year. Each one is water in the surface pores expanding as it freezes and relaxing as it melts, and each one opens the pores slightly further. After a few winters the top few millimetres let go in sheets. The trade word is scaling.

The fix is decided at the concrete order, not on site. Exterior flatwork wants air entrained concrete, typically four to seven percent air, which puts microscopic bubbles through the mix and gives the water somewhere to go when it expands. It costs very little. Left out, it is the reason a driveway looks tired at five years instead of twenty five.

Ask whether the mix is air entrained. It is one question, the answer is yes or no, and it separates people who pour flatwork here from people who pour flatwork.

What goes under the slab?

Four to six inches of graded aggregate base, compacted. This is the part that decides whether the driveway is still flat in fifteen years, and it is the part that gets cut to win a bid.

Whitfield County sits on red clay with pockets of chert and weathered shale. Clay holds water against whatever is buried in it, swells when it takes water on and shrinks when it dries out. A slab poured straight onto clay rides that movement, flexes across it, and cracks along the line where the flexing is worst.

Compacted aggregate breaks that link. It spreads the load, it drains, and it stops the clay moving the slab directly. None of it is visible once the pour is finished, which is exactly why it is worth asking about beforehand.

If a driveway has cracked twice in the same place, the base is the reason. Pour a new slab on the same base and you buy the same crack again, a few years later.

How thick should it be?

Four inches for cars. Five or six where anything heavy parks.

Four inches over a properly compacted base carries a car and a light truck without trouble. It is the standard residential pour and there is nothing wrong with it. Where the driveway takes a loaded work truck, a boat trailer, an RV or a delivery lorry turning in, four inches is thin and the slab will crack across the wheel path.

Reinforcement is a separate question from thickness. Wire mesh or fibre does not stop concrete cracking. It holds the two sides of a crack together so it stays tight rather than opening and stepping, which is what makes a crack a trip hazard rather than a line.

Control joints do the other half of that job. Concrete shrinks as it cures and it is going to crack somewhere, so joints decide where. Cut in the right places they make the cracking invisible. Left out, the slab picks its own line.

When is the best time to pour?

Autumn, if you have the choice.

September through November gives moderate temperatures and less rain, which puts the clay at a moisture content that can actually be compacted. Spring works too. What does not work is forming on saturated clay after heavy rain, because clay worked wet compacts into something closer to pottery than soil and it stops draining afterwards.

Summer brings the other problem. Concrete poured in high heat loses water to the air faster than it can use it, which weakens the surface and encourages early cracking. It is workable with an earlier start and proper curing, but it is work rather than a free choice of date.

Winter is possible and needs care. Fresh concrete that freezes before it has gained strength is damaged permanently, so a cold snap in the forecast is a reason to wait a week rather than push on.

What about a patio or a shop slab?

Both are simpler than a driveway in one way and harder in another.

Simpler, because none of article 5-6 applies. Those rules govern where a driveway meets the public road, and a patio behind the house meets nothing. No five foot reserve, no width ceiling, no corner clearance.

Harder, because access decides the price. A back garden a truck can reach is one job. A back garden it cannot is a pump or a long run of wheelbarrows, and that shows up in the quote as labour rather than material.

A shop or garage slab brings the permit question back, because a slab under a building is part of the building. That is a Whitfield County conversation, and worth having before the forms go down rather than after.

Where do you work?

Dalton and the surrounding parts of Whitfield County, and each area has its own version of the same job.

Brookwood is brick ranches on generous lots, so most work there is replacement and the removal line matters. Crown Mill is narrow frontages, where the one driveway limit does the deciding. Rocky Face and the US-41 corridor bring the state route approval into play. Dug Gap and Tibbs Road climb the mountain, which makes those the longest approaches and the most cut and fill. New Hope is where the new construction is, so more first pours than replacements. Cohutta is thirteen miles north on larger lots, and the drive time is a real part of what any crew will quote.

How long before I can drive on it?

Foot traffic the next day. A car after a week. A loaded truck after a month.

Concrete does not dry, it cures, and the two are different processes. Curing is a chemical reaction between cement and water that keeps adding strength for weeks, and it needs the water to stay in the slab while it happens. Most of the useful strength arrives in the first seven days. The standard reference point is twenty eight days, which is when the mix is tested against the strength it was ordered at.

Driving on it early does not crack it that afternoon. It shortens its life, because the slab takes a load it has not built the strength for yet, and the damage shows up years later as cracking that nobody connects to the first week.

The other half of curing is keeping the water in. On a hot dry week that means covering the slab or spraying a curing compound. A crew that pours and leaves without doing either has saved itself an hour at the cost of your surface.

What about drainage?

It decides where the water goes for the next twenty years, so it is worth ten minutes at the quote stage.

A driveway is an impervious surface. The ordinance defines it that way, alongside buildings, roads, parking lots, decks and patios. Whatever rain used to soak into that footprint now runs off it, and it has to go somewhere that is not your garage or your neighbour’s yard.

On the ridge and valley lots that make up much of this county, grade does most of the work for you, provided the slope is read correctly and the pour is set to follow it. Where a drive runs downhill toward a house, it needs a deliberate answer: a channel drain across the apron, a crown down the middle, or a fall across the width that carries water to one side.

Get this wrong and no amount of sealing fixes it. Water standing on a slab through sixty freeze thaw cycles a year is the fastest way to scale a surface that was otherwise poured properly.

Can you pour over the driveway I already have?

Sometimes, and it is asked more often than it should be answered yes.

An overlay bonded to a sound slab is a real method. It works where the existing concrete is structurally fine and the problem is only the surface: light scaling, staining, a finish somebody dislikes. Two inches of new concrete over a slab that is not moving will last.

It fails where the slab underneath is the problem. Cracks in an old driveway come through an overlay within a couple of winters, in the same places, because the crack is still moving and the new layer is only two inches thick. The overlay does not hold it shut. It hides it until spring.

Height is the other constraint people miss. Two inches raises the driveway two inches, which changes the step at the garage door, the fall away from the house and the transition at the road. On a drive that already sheds water toward the garage, an overlay makes that worse rather than better.

The honest test is whether the old slab moves. Stand on either side of a crack and see whether the two halves sit level or step. A step means the base has failed, and nothing poured on top of it survives.

What happens between the quote and the finished driveway?

The first step decides the timeline, and everything else follows it.

Somebody walks the frontage and measures it. That visit settles the square footage, where the five foot reserve falls, whether your frontage is a state route, and how much cut and fill the grade needs. A price given without that visit is a guess dressed as a quote.

Then the permit if one is needed, which is the step with a queue attached. Then removal, where the surprises live, because nobody can see the thickness or the mesh of an old slab from the street.

Then the base. Excavate, bring in aggregate, compact it, check the fall. This is the day that decides how long the driveway lasts, and it is the day that looks least like progress.

Forms and the pour come last, and by then the outcome is largely fixed. What happens on pour day is finishing, jointing and curing. What decided whether the driveway is still flat in fifteen years happened underground, on the day before.

What should I ask before agreeing a quote?

Ask these before you sign anything.

  1. What square footage is this price based on?
  2. How deep is the base going, and is it compacted graded aggregate?
  3. Is the mix air entrained?
  4. What thickness, and where are the control joints going?
  5. Does the price include removing and hauling the old slab?

Then ask who files the permit if one is needed, and whether your frontage is a state route. Those two decide the timeline more than anything else on the list.

Somebody who has to look up the first three is not disqualified. But you now know which conversation you are having, and you can price accordingly.

What is different about working here

    Lots on the west side climb the ridge, so a driveway there is a grade problem before it is a concrete problem. Slope decides thickness, whether the pour needs steps or a turnaround, and where the water goes once the surface stops absorbing it.
