Concrete repair and replacement in Dalton

Repair is the right answer for surface scaling and tight cracks that do not move. Replacement is the right answer once a slab has broken into pieces that sit at different heights. When is a slab worth repairing?

When the concrete has failed and the ground under it has not.

That is the whole test, and it is one you can run yourself in about a minute. Stand with one foot either side of the worst crack and shift your weight. If the two sides stay level, the slab is broken but stable, and repair is a sensible conversation. If one side moves under you, or already sits lower than the other, the base has failed.

A slab that moves cannot be repaired in any lasting way. Filling the crack, grinding the lip or pouring over the top all address the symptom, and the ground underneath carries on doing what it was doing.

The second test is history. If a driveway has cracked in the same place twice, the base is the cause. Pouring a new slab on the same base buys the same crack again in a few years, which is an expensive way to learn the lesson twice.

Why do surfaces flake here?

Freeze and thaw, working on concrete that was never mixed for it.

North Georgia runs sixty to eighty freeze thaw cycles a year. Water sits in the pores at the surface of the slab, expands every time it freezes, and opens those pores a little further each cycle. After enough winters the top few millimetres lose their grip and come away in sheets and flakes. The trade word is scaling.

Air entrained concrete resists it. Four to seven percent air puts microscopic bubbles through the mix, and the expanding water pushes into those instead of into the surface. The specification costs very little at the order and cannot be added afterwards.

So a flaking driveway in Dalton is usually telling you what mix was ordered years ago. That matters for the repair decision, because a surface that is scaling has a cause that resurfacing does not remove.

Salt makes it faster. De-icing salt is uncommon enough here that it is rarely the main story, but where it has been used on a slab without air entrainment, the scaling accelerates.

Does resurfacing actually work?

On the right slab, yes. On the wrong one it lasts about two winters.

An overlay bonded to sound concrete is a genuine method. Where the structure is fine and the complaint is cosmetic, light scaling, staining or a finish somebody dislikes, an overlay of one to two inches over a properly prepared surface will last a long time.

Where the slab underneath moves, the overlay fails at the same lines. Two inches of new concrete cannot hold a moving crack shut, so the crack reappears above it, usually by the second spring. It has hidden the problem for a season.

Height is the constraint people forget. Adding two inches raises the surface two inches, which changes the step at the garage door, the fall away from the house and the transition at the road. On a driveway that already sheds water toward the garage, that makes it worse.

Ask for the honest version of this assessment before paying for either option. A resurfacing sold over a failing base is the most common way money gets wasted on concrete.

What does removal cost?

The range is wide because the variables are invisible from the street. A four inch slab over gravel breaks up quickly and lifts in manageable pieces. Six inches with wire mesh through it is a different day’s work, and the mesh has to be cut and separated rather than simply loaded.

Haul distance and disposal weight do the rest. Concrete is heavy, and a driveway is more tonnage than most people picture. That is why removal is priced by area and why a thicker slab moves the number so much.

In the older brick ranch neighbourhoods on the west side, Brookwood among them, most driveways are original to houses built in the nineteen sixties and seventies. Nearly every job there is a replacement rather than a first pour, so removal is a real line on the quote rather than a footnote.

Ask whether removal and haul away are included in the figure you have been given. It is the most common omission when two quotes look different.

Can individual cracks be fixed?

Yes, and the method depends on whether the crack moves.

A tight, stable crack in an otherwise sound slab can be cleaned out and filled with a flexible sealant. That keeps water out of it, which matters in a freeze thaw climate, because water in a crack freezes and levers the crack wider every winter. Sealing a stable crack is cheap, sensible maintenance.

A crack with a height difference between the two sides is a different problem. The lip can be ground down to remove the trip hazard, which is worth doing on a walkway, but grinding does not stop the movement that created it.

Where a section has settled as a unit, slab jacking can lift it back. Material is injected underneath to raise the panel to the right level. It works where the concrete itself is intact and the void beneath is the problem, and it is considerably cheaper than replacing the section.

None of these three is a repair to the base. They are ways to live with a slab, and the right choice depends on how much longer you want it to last.

What decides repair against replacement?

Cost per remaining year, rather than cost today.

Replacing a driveway is the larger number. But a repair that buys three years on a slab with a failed base costs more per year than a replacement that lasts twenty five. That comparison is the useful one, and it is the one a quote for a single option does not let you make.

Two conditions push firmly toward replacement. A slab in several pieces at different heights has no stable surface left to work with. And a slab whose base has failed will keep failing, whatever is done above it.

Two conditions push toward repair. A structurally sound slab with a tired surface is worth resurfacing. And isolated cracks with no height difference are worth sealing and leaving alone.

Where a driveway is being replaced anyway, that is the moment to fix everything the old one got wrong. Base depth, air entrainment, thickness where vehicles park, joint spacing and where the water goes. All of it is cheap while the machine is already on site and impossible afterwards.
